What a Commercial Tenant Improvement Covers

A tenant improvement, or TI, is the construction inside a leased commercial space that makes it fit your business. Typical work includes demolition of the previous tenant’s finishes and new walls, ceilings and doors for your layout. It also covers electrical, lighting and power for your equipment, plumbing and restrooms, and HVAC changes. Flooring, paint and finishes come next, then permits, inspections and close-out. For a restaurant, the TI also includes the kitchen: hoods, grease traps, walk-ins, plumbing and gas rough-in, and the health requirements a commercial kitchen has to meet. For a retail store, the focus is the sales floor, stockroom, lighting, storefront and fitting rooms. We only build restaurant and retail spaces, so the crews and the schedule are set up for exactly this work.

Before You Sign: Shell or Second-Generation Space

The cheapest time to understand a TI is before the lease is signed. In a shell space, we plan everything from the slab up. In a second-generation space, some of the old tenant’s work may be reusable, such as an existing hood, restrooms, a grease trap or electrical service. Some of it may also be the wrong size or out of code. We walk the space with you for free and tell you plainly what can stay, what needs work and what has to be replaced. You can take those numbers into your lease and tenant-allowance talks with the landlord.

Create an alternative text for an image by providing a concise and relevant description that matches the content and purpose of the image. Focus on being brief, typically one or two sentences are sufficient. Avoid redundant information that is already present in the accompanying text. If relevant, specify whether the image is a photo, illustration, or another type of image. Adjust the description according to the use and context of the image, and avoid using phrases like "image of" or "photo of." End the alternative text with a period for better readability, and omit the title attribute to improve accessibility and user experience. Keep it short and concise, and use simple Spanish.

How a Tenant Improvement Runs With Us

First, a free walk-through of the space with your plans or ideas. Second, drawings: we build to your architect’s drawings, or use our design-build option if you don’t have any yet. Third, a written scope, price and schedule. Fourth, permits: we submit and follow the permit with the city or county that covers your space. Fifth, construction, with one point of contact running the trades and keeping your landlord and property manager informed. Last, final inspections and the punch list before you open. Most TIs need landlord approval of the drawings and insurance certificates naming the landlord. We take care of both with you.

Tenant Improvements We've Built

Our team built and later remodeled the Texas de Brazil on PGA Boulevard in Palm Beach Gardens. We helped build the Texas de Brazil at Sawgrass Mills in Sunrise, remodeled the Texas de Brazil in Hallandale, and remodeled and built out BKK in Fort Lauderdale. In each one, the landlord’s rules, the inspections and the opening date set the pace, just as they will for your space. See all of our restaurant build-outs and our retail build-outs.

Tenant Improvement FAQ

Who pays for a tenant improvement, me or the landlord?

It depends on your lease. Many landlords offer a tenant improvement allowance. We give you a written scope and price you can use when you negotiate it.

Can I stay open while you improve the space I already lease?

Often, yes, by phasing the work. We plan it around your hours and the landlord’s rules after we see the space.

What paperwork does my landlord need from you?

Usually approved drawings, insurance certificates naming the landlord and a schedule. We prepare them with you.
