What a Tenant Improvement Covers

A tenant improvement, or TI, is the construction inside a leased commercial space that makes it fit your business. Typical TI work includes:

  • Demolition of the previous tenant’s finishes
  • New walls, ceilings and doors for your layout
  • Electrical, lighting and power for your equipment
  • Plumbing, restrooms and, for restaurants, kitchen rough-in
  • HVAC changes
  • Flooring, paint and finishes
  • Permits, inspections and close-out

Restaurant Tenant Improvements

Restaurant TIs add the kitchen: hoods, grease traps, walk-ins, plumbing and gas rough-in, and the health requirements a commercial kitchen has to meet. Our team built and later remodeled the Texas de Brazil on PGA Boulevard in Palm Beach Gardens, helped build the Texas de Brazil at Sawgrass Mills and remodeled Texas de Brazil in Hallandale. In Fort Lauderdale, we remodeled and built out BKK. See our restaurant build-outs page.

Create an alternative text for an image by providing a concise and relevant description that matches the content and purpose of the image. Focus on being brief, typically one or two sentences are sufficient. Avoid redundant information that is already present in the accompanying text. If relevant, specify whether the image is a photo, illustration, or another type of image. Adjust the description according to the use and context of the image, and avoid using phrases like "image of" or "photo of." End the alternative text with a period for better readability, and omit the title attribute to improve accessibility and user experience. Keep it short and concise, and use simple Spanish.

Retail Tenant Improvements

Retail TIs focus on the sales floor, stockroom, lighting, storefront and fitting rooms. We work with your landlord’s tenant criteria and your vendors’ fixture schedules so the store is ready on the date you need. See our retail build-outs page.

Shell Space or Second-Generation Space

In a shell space we plan everything from the slab up. In a second-generation space, some of the old tenant’s work may be reusable. We walk the space with you before you sign and tell you plainly what can stay, what needs work and what has to be replaced, so the lease and the budget line up.

Working With Landlords and Property Managers

Most tenant improvements need landlord approval of the drawings, insurance certificates naming the landlord and coordination with the property manager on deliveries, access and neighboring tenants. We take care of those steps with you and keep the landlord informed as the job moves. Work is scheduled during regular working hours.

How a Tenant Improvement Runs With Us

  1. Walk-through: we see the space and your plans or ideas. Free, before any contract.
  2. Drawings: we build to your architect’s drawings, or use our design build option if you do not have any yet.
  3. Price and schedule: a written scope and price for the work.
  4. Permits: we submit and follow the permit with the jurisdiction that covers your space.
  5. Construction: one point of contact running the trades.
  6. Inspections and close-out: final inspections and the punch list before you open.

Tenant Improvements Across Both Counties

We take TI work in West Palm Beach, Boca Raton, Palm Beach Gardens and the rest of Palm Beach County, and in Fort Lauderdale, Pompano Beach, Hollywood and the rest of Broward.
