What Design-Build Means
In the traditional route, you hire an architect, wait for drawings, put them out to contractors and then build. Design-build puts design and construction under one contract. The people pricing the work are in the room while the plans are drawn, so the design stays tied to your budget and to what the space can actually support.
When Design-Build Makes Sense
- You signed a lease and do not have drawings yet
- You have a concept but no architect
- You are taking over a second-generation space and want to reuse what you can
- You want one contract instead of managing designer and builder separately

Design-Build for Restaurants
A restaurant layout starts with the kitchen: where the hood, grease trap, walk-in and prep lines go decides where everything else fits. Our design-build process plans the kitchen, bar, dining room and restrooms together with the plumbing, gas, electrical and HVAC they need, and with the health requirements for a commercial kitchen. Our team built out the Texas de Brazil on PGA Boulevard in Palm Beach Gardens as a tenant improvement and later renovated it. We built out BKK’s restaurant space in Fort Lauderdale and got them open. Design-Build for Retail

Our Design-Build Process
- Walk-through and goals: free, before any contract. We see the space and hear your concept and budget.
- Design: architect and engineers draw the space with our team pricing as it develops.
- Price: a written scope and price based on the drawings.
- Permits: we submit and follow the permit with the city or county that covers your space.
- Build: one team running the trades.
- Inspections and close-out: final inspections, punch list and opening.
