You have a lease on a retail unit, or you are close to signing one, and a date when the store needs to open. The Cher Group Contractors turns that unit into a finished store: walls, ceilings, lighting, power, restrooms, storefront and the permits that tie them together. We work for shop owners, franchise tenants and shopping-center owners across Palm Beach County and Broward under Florida general contractor license CBC1265622.

Shell space or second-generation space

Retail units usually come in one of two conditions. A shell is bare: concrete floor, open structure overhead and utilities stubbed into the unit. Everything you see in the finished store is new work. A second-generation unit held another business before you. Some of what is there may be usable, such as a restroom, a ceiling grid, part of the lighting or the electrical panel, and some of it may need to go. Knowing which you have, and how much of the old work can stay, is the first thing we sort out with you, because it shapes both the budget and the schedule.

What the build-out includes

  • Demolition of the previous tenant’s finishes, fixtures and anything that does not fit your layout.
  • Framing and drywall for the sales floor, fitting rooms, stockroom, employee back room and restroom.
  • Ceilings, open or dropped, depending on your look and what the space allows.
  • Electrical and lighting for registers, display lighting, signage circuits and equipment, laid out from your fixture plan.
  • Plumbing for restrooms and any sinks your use requires.
  • HVAC adjustments so air reaches the new layout.
  • Finishes: floor, paint, wall treatments and storefront work.
  • Permits, inspections and close-out so you can get open.

Create an alternative text for an image by providing a concise and relevant description that matches the content and purpose of the image. Focus on being brief, typically one or two sentences are sufficient. Avoid redundant information that is already present in the accompanying text. If relevant, specify whether the image is a photo, illustration, or another type of image. Adjust the description according to the use and context of the image, and avoid using phrases like "image of" or "photo of." End the alternative text with a period for better readability, and omit the title attribute to improve accessibility and user experience. Keep it short and concise, and use simple Spanish.

Planning the store before construction starts

Good retail build-outs are planned from the merchandise backward. Where do customers enter, and what do they see first? Where does the register go, and how much power and data does it need? How much stockroom do you need compared with selling floor? Where do fitting rooms go so staff can watch them? We work through those questions with you and your designer before drawings are final, because moving an outlet or a wall on paper costs far less than moving it after inspection. For a step-by-step look at this stage, read our article on how to plan a retail store build-out.

Coordinating with the property

Shopping centers and mixed-use buildings often have their own rules for tenant work, and the lease is where you will find them. We read those requirements with you, prepare what the property asks for, and keep the property manager informed while we work. Scheduling around neighbors, deliveries and center hours is part of the job, not an afterthought.

Permits across two counties

Each city in Palm Beach County and Broward runs its own building department and its own submittal process, and some properties fall under the county rather than a city. We confirm who issues the permit for your address, prepare the submittal with your design professionals, respond to plan review comments and schedule inspections through final. See how we work across the county on our Palm Beach County page and our West Palm Beach page.

Questions retail tenants ask

Can you work from my brand's standard store drawings?

Yes. We build from your architect’s or your brand’s drawings and coordinate fixture and signage vendors around the schedule.

What should I find out before signing a retail lease?

Find out whether the unit is a shell or second-generation space, what the electrical service is, and what the property requires for tenant work. We can look at the space with you before you sign.
